Home Management

PIPS are in a prime position to assist you with all of your home management needs. We will keep an eye on your home whether you are in residence or away. Regular monitoring of your house and access control, 24-hr standby in case of emergencies, helpful advice, contacts with the most reliable service providers on the island and professional service enabling you to keep your home in pristine condition at all times.

Service includes:

• Once-a-week visit by PIPS operations supervisor to check on the home.
• Exterior check of entrance, security devises, landscaping, pools, ponds, drainage, structure and woodwork.
• Interior check of windows and doors, floors, ceilings, water and electrical supply.
• Monthly check of the home by an engineer of telephone connection, Internet connection, water supply and drainage system, waste water system, lighting (excl. "smart home" technology), entertainment systems, structure and finishes.
• Reporting of any current or possible problem with quote to repair.
• 24-hr emergency support (subject to call-out fee, if applicable).
• Supervision of any maintenance works.
• Key control.
• Liaising with emergency services in case of emergency.
• Vendor management - pool, garden, landscaping, pest control, insurance and any other specialist service provider servicing your home. This includes services that may be provided as part of the Common Area Management service.

Maintenance

To ensure you are able to relax during your stay and not have to be Mr. / Mrs. Fixit, we are able to help. Drawing on the skills of our engineering staff and a selected group of contractors, we will be able to assist you with most tasks. Should you have something that needs attention whilst you are away or require assistance installing a new purchase, please contact us. We will source the necessary and provide you with a quote prior to commencing work. Any maintenance or alterations that affect the aesthetics of a development may require prior authorization of the Owners Corporation, we will liaise with the contractors and ensure that precautions are taken to protect your investment.

Cleaning and Housekeeping Services

PIPS provide a number of scheduled and ad-hoc cleaning services as follows:

1. Deep Cleaning
This service would be required for new homes or those that have not been occupied for some time. It involves PIPS housekeepers cleaning the interior of your home from “top to bottom” with every surface attended to. Costs include all equipment and solvents except for specialist cleaning products and equipment to remove cement, resin, tar, paint or lacquer / varnish. Specialist cleaning requirements can be quoted separately.

2. High Care Service
HiCare is an out-of-residence cleaning program for owners who do not occupy their home on a regular basis. PIPS staff visit the home twice weekly and clean the home on a rotational basis to ensure that every part of your home is cleaned at least once a month. This ensures that your home is always aired and cleaned when either you or your guests arrive at the home. It also eliminates charges for preparing the home as part of a rental service agreement. Special arrangements are made before arrival to ensure lights, outdoor furniture and air conditioning are set up to ensure maximum holiday time for owners and guests.

Service Includes:
Exteriors

• Sweeping of driveway and entrance pathways.
• Wiping and dusting all door handles and frames.
• Dusting all external light fittings (excl. landscape lighting).
• Sweeping of all external pathways, terraces and patios. Watering all external pot plants.
• Mopping and sweeping of all external entertainment areas to include sala's, BBQ and bar areas.
• Sweeping and dusting of external storage areas.

Interiors

• Wiping, dusting or cleaning windows and window frames both internally and externally (this does not include windows that cannot be reached with the use of a 4-meter ladder).
• Sweeping, dusting or mopping of all floors.
• Dusting / wiping of all exterior cabinets and cupboards.
• Dusting and wiping of all shelves and cupboard interiors.
• Dusting all air con vents and fans.
• Dusting of interior light fittings and removal of cobwebs from high areas.
• Running each air conditioner in the home for a minimum of 4 hours per month.
• Vacuuming in corners to remove detritus.
• Opening the windows (weather permitting) to air the home for a minimum of 8 hours per month.
• Dusting, sweeping and mopping under furniture items that are movable by 2 persons.
• Cleaning all bathroom finishes and fixtures.
• Watering of all interior pot plants.
• Supply of all standard cleaning materials to include, brushes, brooms, mops, dusters, dust pans, buckets, window, wood floor, tile floor (excl. terracotta and natural stone) cleaning products, bathroom fixtures and fitting cleaning products (excl. terracotta and natural stone).

3. Daily Housekeeping Service
This service is orientated to the type of cleaning required when the house is occupied by the owner. This service is provided at PIPS cost for holiday rentals as part of a Full Rental Service Contract. This service does not apply to owner’s guests, please see PIPS Standard Services Rates Schedule.

Will cover cleaning of bedrooms and bathrooms as well as the making of beds and washing of dishes. This is inclusive of cleaning equipment and chemicals. It does not include ironing, specialist cleaning or cleaning subsequent to entertaining i.e. parties. Owners may confirm cleaning requirements upon check-in. Notifying us of cleaning needs on the day will be subject to staffing levels. If required on a continuing basis, a service agreement will be entered into.

Garden Service

Let PIPS’ team of experienced gardeners take the sweat out of maintaining a tropical garden. Twice-weekly service for maintaining all outdoors plants, trees flower beds and shrubs. Periodic cutting of lawns as necessary and the supply of all chemicals, fertilizers, insecticides and equipment make keeping a garden beautiful easy. Specialist services such as a coconut removal, tree felling / removal and additional landscaping will be quoted separately.

Pool Service

Maintaining a pool in a tropical environment, especially during the rainy season, does require a high level of supervision. Therefore, we are offering a comprehensive service that will alleviate the worry and time that you would have to spend on maintaining your pool.

In conjunction with a reputable pool company, we have put together a package that will assure you trouble-free enjoyment of your pool. Listed below are the details of the package, is the recommended minimum for maintaining your pool in pristine condition:

Service 2 times a week by a trained serviceman

• Scrub and vacuum pool weekly.
• Remove all vegetation and debris.
• Test pH and chlorine (adjust as required), check salt levels (adjust as required).

Chemicals:
All chemicals will be supplied and charged on an as-needed / consumption basis. This will alleviate you from having to purchase and store harmful chemicals in your home, which would be of primary concern should you have children or are considering renting your home.

Pest Control

Having spent the last ten years dealing with pests in Phuket, we know the companies that work well protecting your home from termites, borer beetle, ants, rats and the other creepy crawlies that want to take over your home. In addition to checks done by the pest control company, our staff are trained to look for signs of pests and will report and action your service provider if an infestation is observed.

Insurance

PIPS have relationships with brokers or all of the major international insurance companies, including AXA, QBE, AIA, Aviva and more. Policies can cover structure, furniture fixtures and fittings, staff, guests and damage due to electrical surges to appliances. Please note that insurance requirements and cover are particular to Thailand and will not automatically cover your possessions in the same way as in your home country.
